Deciding on an asking price for your home is challenging enough these days, but you need specific pricing strategies for particular scenarios, especially if you're under pressure to move quickly or your home isn’t selling after being on the market for several months. Here are suggestions for both situations.
If you're facing a deadline due to job relocation or other reasons, then you need to price competitively, even more competitively than expected in today's market. You'll need to list at significantly less than your competition. Think 15% less. That may seem tough to stomach, but it’s better than continuing your monthly loan payments or the hassle of trying to find tenants to rent your home.
If your home has been listed for some time, but not generating interest, you'll need to lower your price. Of the three elements that sell a home - price, location, and condition - price is the one you'll have the most control over.
If home values have declined in your neighborhood, the price you originally listed at a few months ago may now be too high and out of line with comparable listings. Now would be the time to have your real estate agent prepare a new Comparative Market Analysis (CMA) and reevaluate your pricing strategy. If you've got to sell, and sell now, price it like you mean it.

DUI This Friday Night in Costa Mesa California! Please do not drink and drive! Call a Cab!
The Costa Mesa Police Department Traffic Unit will be conducting a DUI/Drivers License checkpoint on Friday, October 29, 2010 at Newport Boulevard/Flower Street between the hours of 8:00 p.m. and 2:00 a.m. DUI checkpoints are a proven enforcement tool effective in reducing the number of persons killed and injured in alcohol involved crashes, as well as being an valuable means for heightening awareness of the dangers of impaired driving. Officers will be checking drivers through the checkpoint for signs of alcohol and or drug impairments. Officers will check for proper licensing and will strive to impact motorists just momentarily. If officers suspect that a driver has been drinking or is impaired, they will conduct a field sobriety test. If you fail, expect jail, vehicle storage fees, license suspension, insurance rate increases, along with fines, fees, DUI classes, other expenses that can exceed $10,000. “Since January 2007, DUI collisions have claimed 7 lives and resulted in 216 injury crashes harming 308 of our friends and neighbors,” said Sergeant Dave Makiyama. “In that same time frame, Costa Mesa Police Officers arrested 3,609 DUIs.” Statewide, overall traffic deaths declined by 23 percent, from 3,995 in 2007 to 3,081 in 2009. Total traffic fatalities are at their lowest levels in six decades, when the federal government began compiling figures. DUI deaths declined by 16 percent, from 1,132 in 2007 to 950 in 2009, according to federal statistics. Alcohol impaired deaths still make up the largest category of overall vehicle fatalities in 2009, with 31 percent of all deaths caused by a drunk or impaired driver. “Everyone in California should be heartened with these figures,” said Christopher J. Murphy, Director of the California Office of Traffic Safety (OTS). “But as encouraging as this is, we can’t let up on the efforts to encourage and support traffic safety. You can help make your community safe; if you see a Drunk Driver – Call 9-1-1.” Funding for this and other DUI checkpoints are provided to Costa Mesa Police Department by a grant from the California Office of Traffic Safety, through the National Highway Traffic Safety Administration, targeting those who still don’t heed the message to designate a sober driver.

As a buyer, you want your offer to be accepted and your contract to close on schedule. However, in today's climate, you should expect some negotiation, and submit your offer with the following advice in mind.
The financing contingency in your offer will state your loan total and anticipated interest rate and approval date. Strongly consider locking in that rate with the lender, as rates are still very low, and you'll avoid any future fluctuations in the market.
Reserve funds now for your settlement costs at closing. Anticipate anywhere from 2% to 6% of the amount you're financing, plus your down payment (less any earnest money you offered as a deposit), which will be presented in the form of an official (cashier's) check.
If your down payment funds are not in an immediately liquid account, keep things on track by moving the funds into your checking account at least a week before closing, so you're sure that you'll be able to access the money in advance of the closing date.
Finally, try to avoid a closing date at the end of the month or the end of the year, as these are the busiest times for lenders and could cause undue delay in meeting your approval deadline for financing. Speak with your agent about other factors in crafting your offer and successfully closing on schedule.

City Manager Roeder has had an incredibly productive and rewarding career, culminating with his devoted service as City Manager in Costa Mesa for the past 25 years. Homeowners' Exemption
Q: What is a Homeowners' Exemption?
A: A Homeowners' Exemption could save you at least $70 per year.
If you own and occupy your principal place of residence on January 1, you may apply for a Homeowners' Exemption that will exempt $7,000 of your home's assessed value from taxation.
Q: How do I get a Homeowner's Exemption?
A: New property owners will usually receive an exemption application within 90 days of recording a deed. If you acquired the property more than 90 days ago and have not received an application, please call 714-834-3821 for an application.
Q: What is the filing period for the Homeowners' Exemption?
A: The deadline to file for the full exemption is February 15. A partial exemption is available if your exemption claim form is filed between February 16 and December 10.
Q: Do I need to reapply for this exemption every year?
A: No. Once you have filed for a Homeowners' Exemption and you continue to own and occupy the residence, you will automatically receive the exemption. However, if a document is filed with the Clerk-Recorder's Office that changes the way the title is held, you may be required to reapply.
Q: How can I verify that I am receiving a Homeowner's Exemption?
A: A Homeowners' Exemption will appear as a $7,000 reduction in assessed value on the annual value notice and property tax bill.
Q: If I move out and rent my house to someone else, am I still eligible for the exemption?
A: No. If you do not own and occupy your home as your principal place of residence, you must cancel your Homeowners' Exemption. You can cancel the exemption by writing to our office or using the termination form included with your property tax bill. Please let us know the date you moved and provide your new mailing address.
Q: Why do I need to supply Social Security Numbers?
A: Social Security Numbers are used to verify the eligibility of persons claiming the exemption and prevent multiple claims. Claim forms and Social Security Numbers are kept strictly confidential.

Open House 101 in Costa Mesa California Real Estate
No one's going to buy a home without taking a thorough tour, and Open Houses are an easy and convenient way to make the initial rounds. If you're going to visit one open house, you may as well plan to visit several in the area to get an overall impression and basis for comparison.
While you're “on the circuit,” observe a few points of etiquette. First and foremost, be sure to ask permission before taking the lens cap off your camera or video recorder. If the owners are still occupying the home, they may consider it an invasion of their privacy.
Even if the owners are not present during the open house, don't voice any criticisms within earshot of anyone around. Save that discussion for later with your agent, because you never know who might overhear you, like a neighbor or a friend of the sellers. Of course, pay attention to anything you overhear from other visitors!
Also avoid divulging too much information about yourself, like when you have to move or what your price range is. Even if you've walked into your "dream home," show your best poker face, and don't give the listing agent the benefit of spying your emotions.
