Why Does My Competitor Always Attack Me?

I have a competitor that seems very frightened of how much business I have captured in the Costa Mesa real estate market.  Unlike the other company who mentions me by name in all their ads, I will not!

As for this year, in this new market my competitor is off to a slow start with 3 listings closed here in Costa Mesa and 1 buyer has purchased a home in Costa Mesa via their company.

Our firm has closed 9 homes for sellers so far this year in town and we have brought in 3 new home buyers to Costa Mesa.

Let me know your thoughts.  Should I go on the counter strike in print and attack or should I remain above the attack attitude of their ads?  Nothing like going political in the real estate marketing department!

Styrofoam packing peanuts, bubble wrap, and foam are useful during a move, but not for the environment. To go green on your next move, try using old newspapers to wrap fragile items, and then recycle the paper when you unpack. Wrap pieces of furniture and art with blankets to ensure they do not get damaged during the move instead of packing them in foam. If you must use non-biodegradable packing materials, ask around to see if anyone has any from a past move to give you. Reusing is always better than buying new for the environment and your wallet.

WHAT IS A VA LOAN? WHY ARE MORE BUYERS USING IT IN COSTA MESA REAL ESTATE?

The VA Loan became known in 1944 through the original Servicemen's Readjustment Act also known as the GI Bill of Rights. The GI Bill was signed into law by President Franklin D. Roosevelt and provided veterans with a federally guaranteed home with no down payment. This feature was designed to provide housing and assistance for veterans and their families, and the dream of home ownership became a reality for millions of veterans. The GI Bill contributed more than any other program in history to the welfare of veterans and their families, and to the growth of the nation's economy. 

With more than 25.5 million veterans and service personnel eligible for VA financing, this loan is attractive and has many advantages. Eligibility for the VA loan is defined as Veterans who served on active duty and have a discharge other than dishonorable after a minimum of 90 days of service during wartime or a minimum of 181 continuous days during peacetime. There is a two-year requirement if the veteran enlisted and began service after September 7, 1980 or was an officer and began service after October 16, 1981. There is a six-year requirement for National guards and reservists with certain criteria and there are specific rules concerning the eligibility of surviving spouses.

VA will guarantee a maximum of 25 percent of a home loan amount up to $104,250, which limits the maximum loan amount to $417,000. Generally, the reasonable value of the property or the purchase price, whichever is less, plus the funding fee may be borrowed. All veterans must qualify, for they are not automatically eligible for the program. 

VA guaranteed loans are made by private lenders, such as banks, savings & loans, or mortgage companies to eligible veterans for the purchase of a home, which must be for their own personal occupancy. The guaranty means the lender is protected against loss if you or a later owner fails to repay the loan. The guaranty replaces the protection the lender normally receives by requiring a down payment allowing you to obtain favorable financing terms. On October 10th, 2008, the President signed Public Law 110-389, the Veterans' Benefit Improvement Act of 2008. This law allows for $0 down payment loans in qualified counties to go up to $729,750 on loans closed through December 31st, 2011. Qualifying customers can now apply for a regular VA Loan with $0 down up to the $729,750 in qualified counties. To see the $0 Down amount for the single family home limit in your county, simply click on the applicable state.

You can purchase a home in Orange County California up to $729,750 using your VA benefits.  Your VA can be used more than once, call for details!

New Sales and Use Tax Rates for the State of California!

Voters in 13 cities in California have approved new district taxes (transactions and use taxes) that become effective April 1, 2011.  The new rates apply only within each city’s incorporated limits. The tax rates outside the incorporated city limits will remain the same.

In addition, the City of Scotts Valley Transactions and Use Tax (SVGF) will end on March 31, 2011, resulting in a tax rate decrease within the city limits of Scotts Valley.

In Sonoma County, the countywide Sonoma County Open Space Authority (SCOS) 0.25 percent district tax will end on March 31, 2011. Beginning April 1, 2011, the Sonoma County Agricultural Preservation & Open Space District (SAPD) 0.25 percent district tax will take effect. Therefore, the tax rates throughout Sonoma County (exception: City of Santa Rosa) will remain the same

These days, particularly with so many foreclosures on the market, ordering an inspection when you've made an offer is not only recommended, it's critical.  Otherwise, you're relying on the seller (in some cases, the bank) to provide you with a list of defects.

 

An inspection provides an objective report about the home's exterior, interior, and "internal organs" - the wiring, the plumbing, the heating and cooling system, etc.  While your agent may supply a list of recommended inspectors, you are free to select any professional you wish.

 

The seller and their representative will not see the report without your permission.  The inspection of a 2,000 square foot home should take two to three hours to complete, and once the report has been delivered to you, you can discuss the findings with the inspector.

 

Expect your home inspector to walk the roof and explore the attic and crawlspace (if present).  Electrical panels, outlets and switches will be tested.  Drains, water pressure, toilets and pipes will all be checked in the plumbing system.  Walls, ceilings and floors will be inspected and all the doors and windows will be checked for functionality.

 

All the items in the report will depend on the particular home's features, but the findings give you an opportunity to estimate repair costs and renegotiate your offer.  Never bypass this critical aspect of a purchase.
