Why Does My Competitor Always Attack Me?

I have a competitor that seems very frightened of how much business I have captured in the Costa Mesa real estate market.  Unlike the other company who mentions me by name in all their ads, I will not!

As for this year, in this new market my competitor is off to a slow start with 3 listings closed here in Costa Mesa and 1 buyer has purchased a home in Costa Mesa via their company.

Our firm has closed 9 homes for sellers so far this year in town and we have brought in 3 new home buyers to Costa Mesa.

Let me know your thoughts.  Should I go on the counter strike in print and attack or should I remain above the attack attitude of their ads?  Nothing like going political in the real estate marketing department!

New Sales and Use Tax Rates for the State of California!

Voters in 13 cities in California have approved new district taxes (transactions and use taxes) that become effective April 1, 2011.  The new rates apply only within each city’s incorporated limits. The tax rates outside the incorporated city limits will remain the same.

In addition, the City of Scotts Valley Transactions and Use Tax (SVGF) will end on March 31, 2011, resulting in a tax rate decrease within the city limits of Scotts Valley.

In Sonoma County, the countywide Sonoma County Open Space Authority (SCOS) 0.25 percent district tax will end on March 31, 2011. Beginning April 1, 2011, the Sonoma County Agricultural Preservation & Open Space District (SAPD) 0.25 percent district tax will take effect. Therefore, the tax rates throughout Sonoma County (exception: City of Santa Rosa) will remain the same

City Manager Allan Roeder has informed the City Council that he plans to retire from the City

of Costa Mesa in March of 2011. This will provide sufficient time for a smooth transition for the

City Council, the organization and the community. His official last day of service will be

determined in the next few months.

 

City Manager Roeder has had an incredibly productive and rewarding career, culminating with

his devoted service as City Manager in Costa Mesa for the past 25 years. He served in

several different capacities for the City prior to becoming City Manager including four years in

the City’s Public Services Department - a total of over thirty five years of service to the

community of Costa Mesa.

 

“It is humbling to have been part of such a dedicated and talented team of employees over the

many years.” “With the guidance and leadership of the current Council and the many former

City Councils, we have together worked with the community to achieve numerous successes

that are now a part of the fabric of Costa Mesa.” “I am honored to have served the people of

Costa Mesa and with my wife Christie, we hope to remain a member of the community for

many years to come.” “I have so many people to thank for their support and friendship.”

Mayor Allan Mansoor, stated that “Allan has been the corner stone for the foundation that is

Allan has been a great manager for the City of Costa Mesa, I will be sorry to see him retire!  Who will get the nood to replace him?  I for one would like to see Tom Hatch takeover!

Little Steps Up To The Leap!

As you've already read here, conditions are ripe to become a homeowner, and it's time to determine if you're ready to make the leap.  While the price of the home is the largest factor, don't forget about loan fees and closing costs, which add to your total financed amount. 

Since banks are stricter in their lending, Step One is to polish up your credit report.  A higher score gives you more power when it comes to negotiating terms and interest rates.

Similarly, a larger downpayment will positively affect your mortgage terms and reduce the amount you have to finance.  If you can't manage 20% down, you will likely have to pay a monthly mortgage insurance premium.

Upon preapproval from a lender, you'll know how much loan you qualify for, and how much is required for the downpayment.  It's best to secure preapproval before you begin looking at homes, especially since sellers will see your offer as a solid one worthy of consideration.

In addition to newer fees being assessed on loans to less than stellar applicants, there are standard closing costs associated with the purchase, including appraisals, legal fees, credit reports and more.  All are included up front on your settlement statement and some may be negotiable.  Contact an agent today to get the ball rolling and find out how much home you can afford.
