Why Does My Competitor Always Attack Me?

I have a competitor that seems very frightened of how much business I have captured in the Costa Mesa real estate market.  Unlike the other company who mentions me by name in all their ads, I will not!

As for this year, in this new market my competitor is off to a slow start with 3 listings closed here in Costa Mesa and 1 buyer has purchased a home in Costa Mesa via their company.

Our firm has closed 9 homes for sellers so far this year in town and we have brought in 3 new home buyers to Costa Mesa.

Let me know your thoughts.  Should I go on the counter strike in print and attack or should I remain above the attack attitude of their ads?  Nothing like going political in the real estate marketing department!

 A PRICING PUZZLE IN ORANGE COUNTY CALIFORNIA REAL ESTATE

If you need to sell your home, but it has lost value since you first bought it, you're facing a pricing puzzle.  But before deciding on a fair price that may be below what you really want, consider the costs of not selling by asking more.

If your home sits on the market, waiting for a higher offer, you've got to figure in the costs of continuing your monthly mortgage payments, utilities, maintenance and insurance. 

Compare the asking prices of similar homes to the actual sales prices, often determined more by the lenders than the buyers.  If you’re asking more than your home's current value, the required appraisal will show that, and the lender won't approve the buyer's loan, leaving you back at Square One.

Walk in the buyer's shoes and do your homework.  Go ahead and tour similar homes listed in your area.  Compare their price per square foot and see how yours stacks up against the competition in terms of value.  This should help you arrive at an aggressive asking price that will hopefully be your sale price.

Local inventory determines your price, too.  Divide 1 by the number of months of inventory (ask your agent for this number to determine the local "absorption rate").  8 months of inventory yields a 12.5% likelihood of selling, so speak with your agent and price accordingly.

Costa Mesa, California- City Manager Allan Roeder Announces Retirement

City Manager Allan Roeder has informed the City Council that he plans to retire from the City

of Costa Mesa in March of 2011. This will provide sufficient time for a smooth transition for the

City Council, the organization and the community. His official last day of service will be

determined in the next few months.

 

City Manager Roeder has had an incredibly productive and rewarding career, culminating with

his devoted service as City Manager in Costa Mesa for the past 25 years. He served in

several different capacities for the City prior to becoming City Manager including four years in

the City’s Public Services Department - a total of over thirty five years of service to the

community of Costa Mesa.

 

“It is humbling to have been part of such a dedicated and talented team of employees over the

many years.” “With the guidance and leadership of the current Council and the many former

City Councils, we have together worked with the community to achieve numerous successes

that are now a part of the fabric of Costa Mesa.” “I am honored to have served the people of

Costa Mesa and with my wife Christie, we hope to remain a member of the community for

many years to come.” “I have so many people to thank for their support and friendship.”

Mayor Allan Mansoor, stated that “Allan has been the corner stone for the foundation that is

our city government in Costa Mesa. His leadership, knowledge and truly dedicated service is

Allan has been a great manager for the City of Costa Mesa, I will be sorry to see him retire!  Who will get the nood to replace him?  I for one would like to see Tom Hatch takeover!

The Impact of Escrow and PMI On Costa Mesa California Real Estate

As you plan to buy a home, seek pre-approval for financing so that you'll know how much home you can afford and how much to budget for monthly mortgage payments.  Aside from the financed amount, some other regular expenses associated with homeownership will also impact your payment amount.

First is homeowner's insurance that provides protection against fire and theft.  Flood insurance is another beast entirely, and may be required depending on your new home's location.  Remember that you can save money by carrying your auto and homeowners insurance policies with the same company. 

Just like insurance, your lender also collects funds each month for property taxes, but you'll appreciate paying them if you ever need to call the police or fire department, or send your kids to a local school!  The lender will hold the insurance and tax funds in escrow until the bills are due to be paid on your behalf.

Finally, if your down payment is less than 20 percent of the loan value, you'll likely pay PMI, or private mortgage insurance early on.  PMI is insurance for the lender against your risk of default, and might add a couple hundred dollars to your payment, depending on the size of your loan.

Don't worry, these costs are bearable as long as you're prepared for them and you do your planning before making your purchase.

Please Help Your Costa Mesa CA Neighbor in a Time of Need!

 

 

A MESSAGE FROM DIANE BEAZLEY

 

Our dear friend and neighbor, Lisa Salyer, can use your kindness and generosity.

 

Her 11-year-old special needs son, Colin, will be coming home soon after 3 weeks in ICU for an emergency surgery to remove his large intestines resulting in a permanent colostomy. He will require nursing care (not covered by Lisa's insurance), medical supplies and other special needs.

 

For those that don't know Lisa, she is a vibrant mother of four, self-employed, generous with her time and talents, and a dedicated friend and PTA president for Killybrooke Elementary.

 

She will be holding a garage and bake sale at her house this Saturday to help raise funds for Colin's medical bills.
