In spring and summer, it's easy to envision ways to enhance your home's curb appeal with a trimmed lawn, planted and potted flowers, and patios and decks arranged with outdoor furniture and an inviting grill.  But when the leaves fall and the temperatures drop, even homes in temperate climes undergo a winter transformation that can challenge a seller to create exterior appeal.

DON’T GIVE IT AWAY IN COSTA MESA REAL ESTATE

While indicators show that housing is making a comeback, the glut of negative reporting is still making people skittish about buying a home.  This has created a hot rental market, with few places available to lease and rising rent rates.  Consider some reasons why it’s always better to own than to rent.

First, as owner, you are your own landlord.  You won’t be kicked out for any reason other than not making your mortgage payments.  You control every other aspect of how you choose to live in your home.

Even more important, those monthly payments are a kind of forced savings, helping you to build equity.  Although it's possible that home values could fall further, the same could happen to your 401(k).  But over the long term, both types of investment are more likely to see gains.

Right now, interest rates are still very low, which means that if you choose a fixed-rate mortgage, that rate will never change, and you will build equity at an even quicker pace.

Another reason to opt for the ownership route is that you'll find - particularly now with so few leases available - that the nicest homes in the safest neighborhoods with the best schools will be offered for sale and not for rent.  Consult with an agent and turn that rent payment into savings and security instead.

When the “Costa Mesa: A Great Place To Shop!” promotion was first created in October 1994, sales tax revenue collected by Costa Mesa businesses funded nearly 36% of the City’s budget. The size of this contribution by business that pays for city services was significant enough for the Chamber to encourage all residents to frequent Costa Mesa businesses whenever possible rather than make their purchases in other cities. The reasons: shopping Costa Mesa helps to fund police and fire services; street maintenance and upgrades; parks and recreational programs; and, for that matter, all services provided by the City. It is even more important today to realize the contribution of the retail sales tax to Costa Mesa’s budget. Recent year’s data indicates that the sales tax contribution to the City’s budget has grown to nearly 44%. Additionally, local businesses provide much needed jobs and give back to the community by supporting local organizations.

Shopping at home in Costa Mesa is not a burden. The quality and variety of retailers, restaurants, hotels and services are everything that one could desire. With this in mind the continuation of “Costa Mesa: A Great Place To Shop!” makes a lot of sense – both to encourage patronage of all city businesses and to highlight the contribution of all our businesses to the well being of Costa Mesa. REDEVELOPMENT PROPOSED AT GISLER/HARBOR PROPERTIES IN COSTA MESA CALIFORNIA

Here is an update of the common question of the month?  What is going in on Harbor Blvd. near Gisler!

The multiple commercial parcels on the west side of Harbor Boulevard between Gisler Avenue and Date Place are proposed for redevelopment.

Commerce Realty has submitted a master plan application for the remodel and redevelopment of five parcels on Harbor Boulevard. The plan includes the following:

 a new 4,319 square foot Chick Fil-A,

 a new 14,000 square foot Fresh and Easy market,

 a new 7,500 square foot three-tenant building at the southwest corner of Gisler Avenue and Harbor Boulevard,

 the remodeling of a two tenant retail building at 3135 Harbor Boulevard containing a liquor store; and,

 a new circulation plan for the McDonald restaurant at 3141 Harbor Boulevard.

All buildings will be designed with consistent contemporary architecture with use of accent materials and corner treatments that will significantly improve the Harbor Boulevard frontage south of the 405 freeway on one of the major gateways to Costa Mesa.

The plan is also intended to improve the circulation on Harbor Boulevard by reducing the number of driveways and reciprocal access between properties.

The application is pending submittal of a traffic analysis and should be scheduled for public hearings in early 2011.

CalHFA gives first-time homebuyers an attractive option in Orange County California Real Estate!

CalHFA is pleased to announce a new 30-year mortgage, insured by the Federal Housing Administration. According to CalHFA, this is the CalHFA’s flagship mortgage loan product to get them back in business, 

and being offered to first-time homebuyers. In addition, CalHFA has made some improvements to the California Homebuyer’s Downpayment Assistance Program (CHDAP) that makes it even more attractive

The CalHFA FHA mortgage is, at first look, simple enough: a 30-year loan with a fixed rate. It stands out for two reasons, though. One, it carries a below market interest rate, the result of ongoing bond

negotiations between CalHFA and the US Treasury. Two, when combined with CalHFA’s CHDAP or AHPP (Affordable Housing Partnership Plan) programs, the rate may drop even lower, currently giving a 0.125%

break for CHDAP and 0.25% break for AHPP. They have also made some changes to the underwriting and documentation requirements for CHDAP, so its standards conform to the standards of the first mortgage. 

CHDAP now only requires a 1% buyer contribution instead of the previous 3%. In addition, the School Facility Fee Down Payment Assistance Program has returned. This program gives a conditional grant to

purchasers of newly constructed homes in California, to be used for down payment, closing costs, upgrades, or any other aspect of the purchase. The grant averages about $5,000, and if the qualified buyer stays 

in the property for three years, it does not need to be repaid. CalHFA continues to be dedicated to safe, responsible lending. A FHA loan requires a 620 credit score, and every borrower must undergo homebuyer

counseling. This FHA loan product, along with their down payment programs, represents a new beginning for CalHFA as they move forward after the extremely challenging events of the past few years. With powerful 

products like these, CalHFA is poised to open doors for new homebuyers, and fund possibilities for the future once again.

Many sellers are tempted to list For Sale By Owner (FSBO) because they feel home prices are down and they don't want to lose one more penny to paying a commission.  But with fewer than ten percent of all home sales falling into the FSBO category, it's a challenging strategy.

 

In personal terms, you'll have to safeguard yourself against prospects who have not been screened and qualified by a professional.  When someone calls to request a showing, note their caller ID and keep a log of visitors.  Stash away prescription medications and valuables before showings, and afterwards check that all your windows and doors are locked.

 

There are also legal considerations for your listing and hopefully, your eventual sales contract.  Be sure your listing complies with the Fair Housing Act, which prohibits discrimination against buyers.  If you're unfamiliar with escrow and title insurance, hire a real estate attorney to draft, review and record all documents.

 

This economy makes securing a loan difficult, so it's wise to require a loan pre-approval letter from buyers before accepting any offers.  If you really want to get attention, sweeten the pot by offering a two to three percent commission to any agent who brings buyers to you.  FSBO is not the easiest route, and many impatient and frustrated sellers end up hiring an agent to make the sale happen.
