Little Steps Up To The Leap!

As you've already read here, conditions are ripe to become a homeowner, and it's time to determine if you're ready to make the leap.  While the price of the home is the largest factor, don't forget about loan fees and closing costs, which add to your total financed amount. 

Since banks are stricter in their lending, Step One is to polish up your credit report.  A higher score gives you more power when it comes to negotiating terms and interest rates.

Similarly, a larger downpayment will positively affect your mortgage terms and reduce the amount you have to finance.  If you can't manage 20% down, you will likely have to pay a monthly mortgage insurance premium.

Upon preapproval from a lender, you'll know how much loan you qualify for, and how much is required for the downpayment.  It's best to secure preapproval before you begin looking at homes, especially since sellers will see your offer as a solid one worthy of consideration.

In addition to newer fees being assessed on loans to less than stellar applicants, there are standard closing costs associated with the purchase, including appraisals, legal fees, credit reports and more.  All are included up front on your settlement statement and some may be negotiable.  Contact an agent today to get the ball rolling and find out how much home you can afford.

Sixth graders from Costa Mesa commit random acts of kindness!

We are so proud of this Weichman Realtor's client!  He is one of the fine teachers at our Costa Mesa schools!  Please read this article courtesy of the Orange Count Register!

A good deed could involve opening the door for a senior, making a card for a child coping with an illness or treating a struggling neighbor to dinner.

For 34 Adams Elementary School sixth-graders, it meant committing random acts of kindness at the Target store on Harbor Boulevard in Costa Mesa this morning.

Divvied into groups of four, the students - who collected recyclables and got $100 for the bottles - went up to random strangers and gave them $25 gift cards to continue passing on the love.

One group of kids marched to the back of the store in search of their stranger. They whipped around and followed a couple that eventually stopped to hear the kids' message of paying it forward.

"We're surprised to see all of the kids," said shopper Veronica Rabago, who along with her husband Ecequiel seemed stunned to receive the gift from the gaggle of children.

They had raised enough money to purchase $25 for random strangers, the students read from a letter. In turn, the recipients were encouraged to do something nice for three other people that day.

Their teacher Matt Broesamle wanted to teach them the concept of paying it forward, especially during the holidays, and to remind them that despite their socio-economic backgrounds, they should be grateful for what they have in their lives.

"I just love giving things away," he said. "It feels so much better to give than get things."

The children decorated boxes and collected $95 worth of plastic bottles. Broesamle added in some money, rounding the collection to $100 - enough to buy four gift cards for their project. Adams students also recently sold 600 candy grams and raised $300 for patients at Children's Hospital of Orange County.

"(Broesamle) is phenomenal at creating a culture of responsible students and citizens," said Principal Candace Cloud.

The act of kindness was swift. The children gave out the cards and regrouped at the front of the store, twittering about the events. Many of them said they would go home and continue to do nice things for their family members.

Eleven-year-old Anthony Banos of Costa Mesa said he felt great after giving the card to a random woman who was shopping for her children. The stranger was on the verge of tears, Banos said.

"I feel a hug coming on," Banos told the lady, who promptly gave the boy a hug and thank you.

COYOTE ACTIVITY BULLETIN

 

 

This bulletin is to advise and warn residents about coyote activity in the Costa Mesa area. Several residents have lost their pets to these skilled predators because they were not aware of coyote activity in the area. Others are concerned about recent sightings and the potential consequences of predatory animals within the urban environment.

Coyotes are found in ALL areas of Orange County. They are a native animal and a critical component of the ecosystem. Contrary to popular belief, these animals do not require open space or wild areas to survive. In fact, most coyotes within the urban setting are the offspring of generations of coyotes who lived and flourished in the urban areas of Orange County.

 

Though they are far from domesticated, coyotes are very comfortable living alongside human beings. They have little fear of man and are frequently seen in close proximity to joggers, bikers, and inside residential areas. While not normally a danger to human beings, coyotes will display defensive behaviors if threatened or cornered, therefore, it is important to leave a comfortable distance between you and a coyote. Small pets can easily become coyote prey. Cats and small animals should not be allowed outside alone, even in a fenced yard. It is highly recommended that their owner always accompany small pets. Though coyotes generally hunt between sunset and sunrise, they can be observed at all hours of the day and will not pass up the opportunity for an easy meal. A dog or cat can be taken from a backyard enclosed by a six-foot high fence or wall in a matter of moments.

 

The following steps can be taken to protect you and your pets from nuisance animals like coyotes and other wildlife:

• Fence off animal enclosures (fully enclose if possible).

• Keep cats and small dogs indoors or in the close presence of an adult.

• Feed pets indoors. 

• Store trash in covered heavy-duty containers.

• Keep yards free from potential shelter such as thick brush and weeds.

• Enclose the bottoms of porches and decks.

• Eliminate potential food and water sources, such as fallen fruit and standing water.

 

If you do encounter a coyote that behaves aggressively, you have probably gotten too close to its prey or its family. Increase the comfort zone between you and the coyote. Coyotes behave in a manner similar to domestic dogs that are defending their territory and family. All children should be taught from a very early age that they should avoid strange animals, whether domestic or not. They should never attempt to feed a wild animal and they should be instructed on coyote safety, such as discussed here.

 

If coyotes begin frequenting your neighborhood, let them know they're not welcome. Make loud noises, throw rocks or spray them with garden hoses. For everyone's safety, it is essential that coyotes retain their natural wariness of humans.

Eradication and/or relocation of the urban coyote is not effective. These types of programs actually provide a vacuum in nature that causes these animals to have even larger litters and ultimately increase the coyote population. Coyotes are beneficial in keeping balance within the ecosystem by controlling the population of other small animals and rodents.

Mesa Verde Classic Golf Tournament at Mesa Verde Country Club

 

Mesa Verde Classic Golf Tournament at Mesa Verde Country Club to benefit Costa Mesa United. They are in need of Team Foursomes, Sponsorships and Auction Items. Registration begins at 8:30 a.m. with a 10:30 a.m. Shotgun Start in a Team Shamble foursome format, with on-course lunch provided.

On course contests include Closest to the Pin (men's and women's), Longest Drive (men's and women's) and a Hole-In-One. Immediately following play, each player is invited to bring a guest to enjoy hors d'oeuvres, no host bar, silent and live auctions, opportunity drawing and awards. A delicious dinner buffet will be served and Ed Fawcett, Costa Mesa Chamber of Commerce CEO and President will be honored.

ALL IN THE FAMILY

 

Many areas of the country are experiencing buyers markets, and current tax laws make this a very attractive time for parents to help their children become homeowners.  Prices and interest rates may never be lower than they are now, so strongly consider this potential investment in your children's future.

 

As parents, you can provide a significant down payment, free of taxation.  Individuals may gift up to $13,000 per year, so two parents making gifts to their child and spouse can give a total of $52,000 in one year without paying gift tax!

 

Above and beyond the outright gift, you may loan your family money, as long as you charge a minimum interest rate, which is currently very low.  Then you can make your gifts each year, and your child's family can use the gifts to pay the loan!

 

If neither of these options is attractive, you could purchase the home yourself and then set up a Qualified Personal Residence Trust (QPRT), with the home passing to the children at the end of an established term, tax free.  You will need to consult with your financial advisor and employ an attorney to handle this kind of transaction.

 

Begin by meeting with a real estate agent and explaining your situation.  Contrary to what you may have been hearing, there is practically no better investment today than real estate.

DEVILS IN THE DETAILS! When it comes to Real Estate Offers!

When you receive an Offer To Purchase, you are likely to focus on the price.  You might be ecstatic over a full price offer, but you should be aware how "contingencies" could affect the likelihood of success.

Almost every offer has a mortgage contingency, stating that the buyer will secure financing at a certain rate and for a certain term.  Make sure these factors are realistic.  A buyer seeking a 30-year loan at 4% with no points may be hedging their bets if your agent advises that these loans are typically written at 7% with 1.5 points.  Unrealistic terms can allow the buyer to back out if they get cold feet or find another property they prefer.

Another sticky contingency more common these days is when a buyer states that they must sell their home before they can finalize the purchase of yours.  There has to be a realistic time limit, so the buyer doesn't tie up your listing.

It's wise to respond with a "kick-out" clause that allows you to keep your home on the market while the buyers promote theirs, offering them a 72-hour period to fulfill the contract if you should receive another offer in the interim.

These two examples are just the tip of the iceberg, so sit and discuss each line of the offer with your agent before making your decision.

Entry-level housing affordability reached 64 percent in the third quarter of 2009!

· The median price of an entry-level home in California was $247,150 in the third quarter of 2009
· The estimated monthly payment including taxes and insurance was $1,450 in the third quarter of 2009
· The minimum household income needed to purchase an entry-level home in California in the third quarter of 2009 was $43,500

C.A.R. reports entry-level housing affordability reached 64 percent in the third quarter of 2009

LOS ANGELES (Nov. 12) The percentage of households that could afford to buy an entry-level home in California stood at 64 percent in the third quarter of 2009, compared with 55 percent (revised) for the same period a year ago, according to a report released today by the CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.).

C.A.R.’s First-time Buyer Housing Affordability Index (FTB-HAI) measures the percentage of households that can afford to purchase an entry-level home in California. C.A.R. also reports first-time buyer indexes for regions and select counties within the state. The Index is the most fundamental measure of housing well-being for first-time buyers in the state.

The minimum household income needed to purchase an entry-level home at $247,150 in California in the third quarter of 2009 was $43,500, based on an adjustable interest rate of 4.79 percent and assuming a 10 percent down payment. First-time buyers typically purchase a home equal to 85 percent of the prevailing median price. The monthly payment including taxes and insurance was $1,450 for the third quarter of 2009.

At $43,500, the minimum qualifying income was 19 percent lower than a year earlier when households needed $53,700 to qualify for a loan on an entry-level home. Recent decreases in home prices and mortgage rates have brought affordability into better alignment with income levels of the typical California households, where the median household income is $61,030.

The First-time Buyer Housing Affordability Index declined 3 percentage points in the third quarter of this year compared with the second quarter of 2009, due to a 10.2 percent increase in the price of an entry-level home.

At 85 percent, the High Desert region was the most affordable area in the state. The San Luis Obispo County region was the least affordable in the state at 47 percent, followed by the San Francisco Bay region at 49 percent.

When are things going to return to normal in real estate?

The question on everyone’s lips is, “When are things going to return to normal in real estate?”  Well, if the “normal” being referred to is the conditions and shady financial dealings that created the artificially inflated markets of five years ago, then we need to be thinking about redefining “normal.”

The bad lending practices of the past are indeed making it more difficult now to secure financing, but try to understand that’s not necessarily a bad thing.  Those days of lower standards and easy money led us into this predicament in the first place.  It’s good for housing and for the economy when banks become interested in whether loans will be repaid.

In the “new” normal, home prices will stabilize, the number of sales will start gaining, and more people will again realize the benefits that homeownership offers, for both personal and financial security.  With historically low interest rates, affordable prices, government incentives, and motivated sellers, the housing market is already experiencing the initial signs of recovery.

All of these factors combine to get first-time buyers excited about a purchase.  As these consumers enter the market, they will trigger other purchases, and the chain of transactions grows.  Expect your real estate representative to reveal a wide range of affordable choices and guide you toward securing the financing you need to make your dream come true.

If you have a security system installed (and operating!), you might lower your premium by 5% or more.  You'll just need to provide your insurer with a copy of your contract or latest statement.  Also, while newer homes have smoke alarms already installed, hooking them up in an older home might also reduce your premium by as much as 10%.

 

Just like health or auto insurance, if you increase your deductible on homeowners insurance, you'll reduce your premium.  Just be sure you're prepared to pocket smaller repairs like broken windows or damages from leaks.

 

If your policy is held by a company that also offers auto or health insurance, look into discounts for multiple policies.  You could save a percentage on both your homeowners and auto policies, for example.

 

Another money (and time and stress) saver is to document everything in your home with a photographic inventory.  Store photos, cds or videos in a fireproof box or, preferably, a safe deposit box off site.  This will reduce the time and effort required to complete a claim, and guarantee an accurate replacement payment.

    Pumpkin Facts

    Factoid - How to make pumpkin last through Halloween: Don't carve it until you absolutely must, Once you slice into the pumpkin, it's only days away from shriveling to something really scary.

    Tips for preserving your pumpkin as long as possible:
    • Cover the places you cut with petroleum jelly. "Otherwise, the pumpkin starts drying out right away," she said. "The petroleum jelly will help keep the moisture in."
    • Dunk your pumpkin in a tub of ice water. "You can soak it for an hour. It kind of rehydrates it."
    • Line it and cover it with plastic wrap.

    Tip on how to pick that good pumpkin. "Go for a deep orange color, a nice dark color. And push on the bottom, not the stem side. The bottom should be really firm. That's the first place it starts softening up."

    Look for a pumpkin that's free of dings. Those in the produce business say a pumpkin's lifespan is about 160 days. "But we did this as an experiment: We stored a pumpkin in a shed and it went an entire year."
