You know what? Size does matter! You want buyers to soak up every square foot of your home, visualizing how their belongings will fit in. Follow these recommendations to maximize the space they perceive, particularly if you are selling a smaller home.
Furniture makes the most direct impact on the living space, so scale down the size of your furnishings, or even better, remove a few larger pieces and rearrange what remains. Large furnishings can make a room feel cramped, so open it up.
Avoid busy fabric patterns, which can also make a room “feel” smaller. Use texture in fabrics to add interest, and if necessary, buy slipcovers for patterned chairs or sofas that you love or can’t remove.
After furniture, the next biggest impact is your walls. Since dark colors absorb light and make even large rooms look smaller, invest in some light paint (think creams, light blues or greens, soft yellows) to open your room’s space.
Another great “trick” is to simply hang some mirrors. Mirrors do double duty in expanding the space. Seeing a reflection of the room gives the impression of more space in “another” room, while mirrors also reflect light, and a brighter room feels like a bigger room.
These are simple suggestions to implement, and a real estate professional will have even more advice for creating an appealing interior.

Real Estate Closing Costs, How Much Do I Need?
It's a good idea to factor in the closing costs when buying a home, so you can properly plan and manage your finances. In most cases you can expect to pay 2-5% of the purchase price in closing costs, not including the down payment.
Closing costs can include the following:
- Down Payments can vary, most are in the range of 5% -20% of the purchase price depending on your qualifications and loan choice
- Earnest Money Deposit is the money put down when a contract is written and usually it goes into an escrow account. If the property closes this money generally goes toward your closing costs but can be non-refundable after a certain period if the buyer backs out of the purchase.
- Lender fees include charges for loan processing, underwriting and preparation
- Third-party fees include charges for insurance, title insurance, title search, appraisal fees and other inspections such as termite
- Government fees include deed recording and state mortgage taxes
- Escrow and interest fees include homeowner's insurance, loan interest, Real Estate taxes, home warranties, prepaid interest and occasionally private mortgage insurance,
- Property taxes

Update on Costa Mesa California Fireworks from Team Weichman!
Team Weichman loves celebrating the 4th of July! Family, fun and fireworks! What more can you ask for? The City of Costa Mesa just released the 4th of July press release and there is some new information in there all residents can benefit from reading!
Costa Mesa, California – New Dates for Sale and Discharge of Fireworks within the City of Costa Mesa.With the Fourth of July just weeks away, the City of Costa Mesa wants to invite residents to have a fun as well as a safe holiday. The City would also like to remind residents of the new dates for the discharge of fireworks. Unlike past celebrations, residents will now be allowed to discharge “Safe and Sane Fireworks,” including Fire Marshall approved Sparklers and Spinners, from July 2nd through the 4th. The hours of discharge each day will be between 4:00 pm and 10:00 pm. All other times are prohibited.
As a reminder, residents should only purchase fireworks from permitted vendors and should inspect all fireworks for the “Safe and Sane” seal. Additionally, residents will be allowed to purchase fireworks this year starting June 30th. It is important to remember that you must be at least eighteen years of age to discharge fireworks and it is illegal to throw, toss, project or position fireworks to come in contact with another person’s body, private property or real property. Possession, use or sale of even one illegal firework or illegal use of just one “safe and sane “ firework is a violation of the City’s Municipal Code and violators may cited and fined up to $500.
Residents are encouraged to call the Police Department at (714) 754-5252 if they see or suspect any illegal fireworks activity. For further information on fireworks and fireworks safety tips, please contact Fire Prevention at (714) 327-7400.

That means that those without critter companions are in the minority, but if you’re a pet owner selling your home, you shouldn't ignore the perceptions of those families that don't include cats or dogs. Odors are the biggest issue. This isn't to say that your housekeeping is remiss, but remember that some buyers who visit your home may experience allergies or be particularly sensitive to pet dander or odors. Just vacuum the floors and furniture frequently and use an air sanitizer. During the early stages of your listing, you'll likely experience more frequent showings and visits by buyers. This is a particularly good time to make arrangements to board your pet, or seek out a good "doggie day care" center for quick visits during showings. This may be safer and less stressful for your pet than a constant parade of strangers in your home, and may put buyers more at ease as well. In any case, be sure to pick up toys, bowls, and bedding in advance of a showing, just as you would tidy up the children's things and other rooms throughout the house before buyers visit. A particularly attractive gesture would be to offer a cleaning allowance, no matter how scrupulously you maintain your home. This should quiet any potential objections.
